The Listing Process

Working with us to get your property rented is easy. Contact us today and make an appointment to meet with an agent at your property so we can give you a no–obligation evaluation and an honest assessment of what we can do for you. If you don’t agree that listing your property for rent or for sale with us is in your best interest, you owe us nothing.

Once we come to an agreement on how to best market your property, we’ll prepare a simple contract with the details for your signature. We’ll gather the necessary information, take photographs and get your property advertised within a day or two.

Pricing

We offer several levels of service to fit your budget and needs, as well as discounts to owners listing multiple properties with us:

Option #1

We List Your Property

  1. We list your house or apartment for rent.
  2. Your property will be featured on our websites and those of our affiliates as well as Guam's Multiple Listing Service.
  3. We complete the paperwork.
  4. Non-exclusive listing agreement.

Price: 1 month's rent

Option #2

We'll manage your property

  1. We handle collection of rent.
  2. We facilitate repairs.
  3. We deal with tenant problems.
  4. We ensure ongoing preventative maintenance if performed.
  5. We manage the cleaning and turn-over at the lease's end.
  6. We provide a monthly financial report.

  6. Non-Exclusive Listing Agreements. We're the only company on Guam that offers non-exclusive listing agreements with all our clients. This means that even though we've listed your property, you're still free to market it on your own. And if you find the renter on your own, you owe us nothing.

Frequently Asked Questions

1. What is a non-exlusive listing agreement?

This is the standard agreement we have with all our property owners. When you sign a non-exclusive agreement with us, you still have the right to market your property yourself if you choose. And, if you rent the property out through your own efforts, or as is typical in some cases, friends refer tenants to you, then you owe us nothing.

2. How much does it cost to list my property with you?

Our standard commission is 1 months rent due at move in.

3. How will you market my property?

Guam Rentals will submit information, including photographs, to the Multiple Listing Service so it's available to all of Guam's real estate agents to show to their customers. We'll also feature your property on our website and and that of our affiliate companies to ensure maximum exposure.

4. How will you show my property to prospective tenants?

With your permission, a lock box will be placed on the door to enable agents to show your property conveniently and around the clock. If you wish, we can be present during all showings. If tenants are currently in your property, we'll coordinate with them to respect their privacy.

5. Do you offer property management services?
