Every other day I get an inquiry about short term (aka "month to month") leases on Guam. So I thought it was time to cover it again here.

The sad truth is that they're pretty hard to find. There are only about a half dozen properties on the island that accept short term tenants on a regular basis. Certain owners welcome short term tenants for their residential condominium units, but this is the exception, not the rule. And normally they'll be asking for a little extra rent to make up for the short term. So that means you're stuck with a hotel, or quasi-hotel set up for your weeks or months here.

Generally, owners on Guam ask for a minimum of a one year term. There are circumstances in which they may accept a shorter term for some consideration (read: extra rent). Recently, we resolved a situation for one of our buyers who needed a place to live for six months while his home was being constructed. In this case, we negotiated with the owner for a $2500 per month rent payment for a term of six months, rather that $2000 per month on a one year term, his minimum acceptable term. This is just one example. Remember: Everything is negotiable.

There are other options available for those staying on Guam for a short time for work. There are a limited number of fully furnished and equipped 3 – 4 bedroom condos are available for short term lease that are quite nice. Power, water, and cable can also be included as well as the use of resort style amenities. Costs vary widely depending on your needs and how long you'll be staying.
